Senior Right of Way Agent

This position can be based anywhere in GA (Georgia)!
Job Summary:
The primary responsibilities of the Senior Right of Way Agent are to (i) acquire property rights in compliance with all applicable condemnation (eminent domain) statutes and Company policies; and (ii) collaborate and coordinate with one or more acquisition coordinators to provide support to one or more of business units (i.e., transmission, customer choice, distribution, grid, fiber, renewables, and/or vegetation management).
** This is a home-based position with an assigned Georgia Power Operating Headquarters for local interactions (specific location TBD by hiring manager).
** Some overnight travel (up to 50%) is required with this position to attend Public Information Meetings, participate in Special Master Hearings and Location Committee Meetings, conduct site visits, and/or meet with property owners on various projects across the State of Georgia.
** Working on weekend and/or in the evenings may also be required, depending on property owners’ schedules.
Education and Certification Requirements:
- A high school diploma is required; a college degree is preferred.
- Active Georgia notary public commission
Experience Requirements:
- 3+ years of experience in the acquisition of utility land rights; experience with distribution, transmission, DOT relocation, and/or vegetation management projects; and/or courthouse research required
Knowledge, Skills & Abilities:
- Expert knowledge of real estate, property documents, and/or distribution and transmission projects and facilities
- Strong written and oral communication skills
- Confidently communicates on behalf of the company
- Able to take the lead on negotiations, presentations, and external communications
- Demonstrated ability to communicate decision-making processes and company positions to a wide range of personnel, both technical and non-technical
- Organized and detail-oriented, with the ability to meet hard deadlines
- Expert knowledge of software platforms and websites such as LIMS, GSCCCA, DistView, PowerBI, and Microsoft Suite
- Self-starter and works largely independently but with periodic supervision, particularly around large issues and complex projects
Major Job Responsibilities:
- Company real estate expert that collaborates with one or more acquisition coordinators, negotiates and acquires property rights for all business units, and provides regular status updates to said parties
- Leads the way in individual negotiations, makes decisions that remove obstacles and anticipated obstacles, and identifies issues that require upward communication
- Exceptional good faith negotiator in accordance with OCGA 22-3-161(a) with full comprehension of project scope, acquisition process, and project timeline and the ability to testify as an expert witness in special master hearings
- Fully understands how to read, analyze, and discuss title reports, appraisals, surveys, and parcel maps
- Proficient line design engineering concepts for transmission and substation projects
- Engaged participation in public information meetings, location meetings, greaseboard meetings, and other collaborative events
- Effectively develops and maintains relationships with a broad spectrum of internal contacts (Legal Department, Land Engineering, Land Research, Region Distribution, Renewables, Key Accounts, Power Delivery, Forestry & Right of Way, External Affairs, Grid, etc.), team members, and varying levels of staff and management

This position has been identified as a role that will require the use of a Georgia Power fleet vehicle. The following will be required if you are selected for this position:
- Must have at least one year of verifiable driving experience (Must hold a valid driver’s license for the class vehicle to be operated. Driving permits are not typically considered a valid driver’s license).
- Must have no revocation of driving privileges within the 36 months prior to application, no convictions of major traffic violations (DUI, hit and run, reckless driving, etc.) within the 12 months prior to application, or any pending charges for a major traffic violation at the time of application.
